How to repair roof leaks

Roof maintenance is critical for a healthy and functional home. With roofing, small problems can turn into big problems really quickly. Small leaks can bring a massive loss and inconvenience which means proper maintenance will be crucial. Inspect and monitor your home after every major storm to make sure everything looks the same inside and out. Minor damages can be mended without the help of professionals. Some quick do it yourself fixes can save you from serious issues. Other damages will require immediate help from a professional. These tips for checking and repairing roof leaks will help along the way regardless of the type of damage that was caused:

Identification of leakage:

First, spot the exact location of the roof leak. Trace the water stain or trail to its source. You can use a flashlight for water spots, stains and molds. Check if there is any damaged, broken or cracked shingles around the leaky area. Also, check the uncovered roofing tacks, rusted chimney flashing and vent pipes. If you find one of these aforementioned issues, it’s time to take action.

Sealing:

  1. Inspect the connected areas, chimney, skylights and vent pipes. They all provide opportunity for moisture to get through. Chimney flashing needs to be replaced when it becomes rusted or cracked. So check the damaged caulk and reapply it.
  2. Take a putty knife and remove old caulk, then clean the surface.
  3. Spread the new caulk along the same line with an applicator and let it dry.

Damaged shingles:

  1. To repair damaged or curled shingles you need to flatten them back into shape by using cement around edges.
  2. You can even replace a damaged shingle. First, tug out an old shingle by lifting its edges. Place a hacksaw blade under the shingle above and cut through the nails. Next, remove the leftover cement by scraping the area.
  3. Then carefully fix the new shingle, you can apply it with roofing cement. Secure the corners with galvanized roofing nails. Drive in two nails and cover the nail heads with roofing cement. If this is something beyond your abilities it’s probably time to pick up the phone, call a professional contractor & stay on top of them.

Roll roofing:

  1. Inspect the roofing material. Any blister, crack or other damage can cause leakage.
  2. Take a utility knife and cut a line in the middle of blisters. Be careful do not cut it deeply. Now dry the area completely. Finally, spread roofing material/cement and press it down.
